It is really nice to have you return “home” from the holidays and I hope that each of you had a great time with your families and friends. To repeat our wish for the New Year, I hope that all of you will help to keep the complex clean, quiet and safe. Your guests need to be reminded that they should not climb over the planters or railings to enter the complex. Remember, you are responsible for any damage they cause. Being a considerate and responsible resident goes a long way in having a great place to live for everyone. You and your guest’s behavior not only affect your apartment but also can disrupt others. It is our wish that everyone work together to make this a great place to live. It takes all of us to accomplish this task. Welcome home!

For Your Safety

The safety of our residents is of the highest priority. The College Courtyard Apartments are under 24-hour video surveillance and all entrances are gated. You can do your part to make sure the College Courtyard Apartments are a secure and safe place to live. Never give your key or garage transmitter to others. Please report any damage or repairs that may be necessary to maintain safe conditions. That would include lights out in the common areas, parking garage, stairwells, front entrance and laundry rooms.

Watch Your Step

During the winter months we make every effort to keep the sidewalks and stairs free of snow and ice. Never the less, please use caution after a storm. Use the handrails on the stairs and step carefully when on the sidewalk to the north of the building as it is steep and gets little sun.

Laundry Rooms Don’t Like Cold Weather

During the cold winter months it is important that the windows in the laundry rooms remain closed. Open windows may cause the pipes to freeze and cause considerable damage. This will force us to close the laundry rooms until they are repaired. None of us want that to happen so please be careful.

The College Courtyard has storage lockers available for rent for only $25 per month. The 4’ by 5’ lockers are located on the second and third floors. These storage lockers are a great place to store skis, bicycles, or camping equipment. See Rebecca for more information.

As you study for your exams does the grumble of your stomach keep you from concentrating? A quick snack can help you quell those hunger pangs. Snack and drink machines are available in the first floor laundry room. It’s quick, easy and convenient.

The area in front of the dumpster is a no parking zone. Cars parked in the area in front of the dumpster are subject to towing. In addition, Reno Disposal writes down the license plate number of cars that block the dumpster and violators may have to pay for additional garbage pickups.

If notice is not received by March 1st we will assume that you intend to vacate your apartment when your lease expires and we will begin the process of leasing it to new students. Please note, we will not be raising rent for students who re-sign leases before March 31, 2009.

Street Parking

If you park on Seminary Street, remember to pick up your new street parking permit from the office. The permits issued at the beginning of the fall semester expired on December 31, 2008. We don’t want to you get a ticket so please stop by the office and get your new permit.

Watch the Gate

Please be very careful when driving through the garage gate. If the gate is going down, DO NOT try to slip under the gate. Once the gate begins to go down it will not stop if you press the button on the garage gate opener. It will only stop when it hits something and it could do considerable damage to both your car and the gate if this occurs. The gate is set to stay up an adequate amount of time for one car. You will be held responsible for any damage if the camera shows that you tried to slip through the gate inappropriately.

New Garage Gate to Be Installed

In the next few weeks, a new garage gate will be installed. The new gate will be quieter and provide more privacy than the current one. Security is Important at the College Courtyard Apartments

Security at the College Courtyard Apartments is a priority. All of our entrances are under 24 hour video surveillance. Recently we installed additional gates and barriers to make the complex even more secure.At night the College Courtyard Apartments are very well lit and there are no dark corners.We encourage our residents to monitor carefully who is buzzed into the courtyard.

In Snowy Weather, Watch Your Step

The snow is great but it can make for slippery conditions. We shovel the snow and put sand down, but you should be cautious. The sun never hits the North side of the building so please watch your step.

Please be considerate of your fellow residents who are “burning the midnight oil” and limit excess noise, loud music/TV and parties. I especially want to thank each of you for your cooperation and special effort in helping to keep the complex clean. We continually strive to keep the complex clean, quiet and safe for all of our residents. Happy holidays to each of you and may all of you get A+ on your final exams.

As winter arrives, we must be ready for inclement weather and especially snowstorms. Please be careful and watch your step if a snowstorm should occur. We shovel snow and sand the sidewalks and steps after every storm but you should be cautious never the less. The sidewalk on the north side of the building gets little sun in the winter and the steep hill can be treacherous. Please be careful.

Reserved Parking

Only residents may park in the garage and only in their assigned spaces. Cars that are parked in spaces not assigned to them will be booted and there is an $80 fee to remove the boot. If someone is in your assigned parking space call 691-8290 and a boot will be placed on the car. It is your responsibility if you change cars or have a different license plate number to inform Rebecca. If your license number is not on file in the office your car may be booted.

Laundry

Please be considerate of your neighbors and do not leave your clothes in the washers or dryers unattended after the washing and drying cycle.

Beer kegs are strictly forbidden at the College Courtyard Apartments. Kegs are not allowed on the courtyard or in individual apartments. All of your leases clearly state that large gatherings are prohibited. Kegs are only for large gatherings. Please be aware that if you bring a keg onto the property we will begin eviction proceedings immediately.

The College Courtyard Apartments are gated for your protection. Some of you appear to be our “gatekeeper” as you continually open the gate for anyone and everyone. This is dangerous and a violation of your lease. By opening the gate to strangers you are accepting liability for any damage or injury that occurs on the property or to our residents. Guests can “buzz” for entrance and only the resident should make the decision as to whether they want that person to enter the complex. There is always the chance that the resident is not home and then we have strangers roaming about the building. Please do not open the gate for strangers and do not let strangers enter through the gate as you enter or exit the building.

Watch Your Step

Look Both Ways

It is very important that all of you be careful when crossing Sierra Street. Even though the crosswalk is well marked many drivers are speeding or not paying attention to pedestrians. We are working with the City of Reno and we hope that a traffic light can be installed in the near future.

No Beer Kegs

Beer kegs are strictly forbidden at the College Courtyard Apartments. Kegs are not allowed on the courtyard or in individual apartments. All of your leases clearly state that large gatherings are prohibited. Kegs are only for large gatherings. Please be aware that if you bring a keg onto the property we will begin eviction proceedings immediately

Need More Storage Space?

The College Courtyard has storage lockers available for rent for only $25 per month. The 4’ by 5’ lockers are located on the second and third floors. These storage lockers are a great place to store skis, bicycles, or camping equipment. See Rebecca for more information.

Smoking

The College Courtyard Apartments are non-smoking student residences. Smoking is prohibited in the apartments, on the walkways, balconies and the courtyard. Guests entering the apartments with a cigarette may extinguish them in the urns by the front gate.

Reserved Parking

Only residents may park in the garage and only in their assigned spaces. Cars that are parked in spaces not assigned to them will be booted and there is an $80 fee to remove the boot. If someone is in your assigned parking space call 691-8290 and a boot will be placed on the car. It is your responsibility if you change cars or have a different license plate number to inform Rebecca. If your license number is not on file in the office your car may be booted.

Vacuum

A vacuum is available for your use. If you wish to borrow our vacuum it can be checked out at the office. Please return the vacuum immediately after use, as other students may need to use it.

Laundry Rooms

Please be considerate of your neighbors and do not leave your clothes in the washers or dryers unattended after the washing and drying cycle.

For Your Safety

The safety of our residents is of the highest priority. The College Courtyard Apartments are under 24-hour video surveillance and all entrances are gated. You can do your part to make sure the College Courtyard Apartments are a secure and safe place to live. Never give your key or garage transmitter to others. Report any damage or repairs that may be necessary to maintain safe conditions. That would include lights out in the common areas, parking garage, stairwells, front entrance and laundry rooms.

Watch the Gate

Please be very careful when driving through the garage gate. If the gate is going down, DO NOT try to slip under the gate. Once the gate begins to go down it will not stop if you press the button on the garage gate opener. It will only stop when it hits something and it could do considerable damage to both your car and the gate if this occurs. The gate is set to stay up an adequate amount of time for one car. You will be held responsible for any damage if the camera shows that you tried to slip through the gate inappropriately.
